How It Works

Prior to making any investment commitments, we will meet to define your long-term objectives and delve into your core motivations. Upon your decision to proceed, a £5,000 activation fee payable to GCR is required to initiate the process and commence the search for your initial investment opportunity
Subsequently, we will offer you a selection of opportunities and engage in discussions to determine the projects that align best with your preferences. These may include HMOs, Commercial Conversions, or Land Development initiatives. Profits generated, in conjunction with your initial investment, are reinvested to acquire additional properties, empowering you to construct your personal portfolio within a timeframe of up to seven years.

There are two main options how to purchase and build your portfolio.

Option 1

• Establish a joint limited company in partnership with Gemini Real Estate Investment LTD
• You hold a 50% purchased property, while Gemini Real Estate Investment LTD holds the remaining 50%
• You serve as a director alongside us
• Provide the necessary capital to the limited company as a loan (this capital will be repaid to you in the future)
• GCR manages all aspects, including sourcing, project management, letting, and coordination of the full power team
• Equity uplift is divided equally at 50/50
• Net rental income is shared equally at 50/50
• Choose your level of involvement as you prefer
• A Property Shareholder Agreement is in place to safeguard all parties involved

Option 2

• You acquire the property in your individual name or in the name of your LTD company
• Your initial investment remains yours and will be reimbursed in due course
• GCR handles all responsibilities, including sourcing, project management, lettings, and coordination of the full power team
• You provide the necessary capital to the LTD company as a loan, which will be repaid to you at a later date
• Equity uplift is evenly split at 50/50
• Net rental income is shared equally at 50/50
• A Joint Venture (JV) agreement is established to safeguard all parties involved
• A solicitor prepares a Deed of Trust to formalize the arrangement

Typical fees:

Single Let sourcing fee – £3000 sourcing fee + 10% project management fee

HMO sourcing fee – £5000 sourcing fee + 10% project management fee

Commercial Conversions/Land Developments sourcing fee – 1.5% – 2.5% sourcing fee + 10% project management fee Lettings Management – 10% Gross rental income
